We regularly encounter the fact that most people underestimate the real estimate of the construction of a country house. This happens for several reasons. The first - the desire to boast before the neighbor in the style of "Haha, and you missed my friend, I did much better and twice cheaper,", the second - in most cases the construction is so much stretched in time that half the spending just forget to calculate. And only on some trifles, half the total construction budget is easily.

In fact, the whole problem with budgets is that for those who have not yet built their house any amount in the estimate will seem to be proven.
Although materials with the required energy efficiency and durability cost exactly as much as they cost. It is impossible to build comparable in comfort / durability / energy efficiency for less money than building materials. You can optimize technology, workflow and that's all this will give a reduction in construction time (and the time, as money is known) and therefore budget for labor, but no more.
And then I have repeatedly appealed to build a house on the key the same as I, only 2 times more in the area and for 500 thousand rubles, arguing that I was not experienced when I built myself, so it was clearly overpaid, but Now I know how to save. Funny.
Here to take my country house, which I built my own hands from 2012 to 2014. I have already published a detailed estimate, as well as in all publications, the real retail prices for all building materials I used are indicated.
According to this estimate, only on the heat outline (foundation, walls, overlapping / roofing, windows / door) I bought building materials worth 1 million rubles! These are only building materials that allowed to build a durable and energy efficient home.
It is impossible to build a house of comparable level of energy efficiency, durability and comfort for less money. If, of course, anyone will not give you all these building materials. And, most importantly, do not forget about work. For ease of calculations, it is possible to navigate that the cost of the work is equal to the construction of building materials. That is, you consider the estimate on materials and simply multiply it on 2. Get the amount to which you need to strive. In reality, of course, everything will be more expensive.
Let's come back to my house. A plot of 6 acres cost only 500 thousand rubles (much cheaper?), Another 1 million rubles for building materials was spent on the box. On engineering systems, all communications, finishing and furniture required 1.5 million rubles. Approximately 500 thousand rubles totally left the landscaping site. Total already 3.5 million rubles excluding work. Obviously, I built with my own hands I do not for beautiful eyes, so in material terms you can appreciate my work in 2 years in modest 2 million rubles.
Total, we get 5.5 million rubles - the construction budget of a modern energy efficient country house with an area of 72 square meters located on a plot of 6 acres. The house has a flat operated roof with a lawn, heating only with the help of a channel air conditioner, full-fledged supply ventilation, numerous comfort and automation systems. And, for sure, I also forgot something to count. And there is no point in the inner improvement at all, because one furniture with plumbing can cost as the whole house.
Is it possible to reduce this amount? In direct monetary terms it is impossible. First, now everything has become more expensive. Secondly, this calculation is minimized, based on the retail value of building materials. You can optimize the logistics of purchases and delivery, buy materials on promotions with discounts, as I did. You can still optimize the technology of work. This will allow several times to reduce the construction time. And time is money. That is, to build a house quickly and technology will eventually come out cheaper than guided by the principles "and so it will go" and "then finish".
Simple budget beam. If you want a modern country house with an area of 60-100 square meters on a plot of less than 10 acres, then your minimum budget begins from 6-7 million rubles. If you want a house of 150-200 square meters on a plot of more than 10 acres, then you should have at least 12 million rubles in your pocket. This is the minimum that you pay. If not immediately, for 5-10 years (construction stretches) you end up pay much more. Such is the real fee for the possibility of a modern energy efficient and comfortable country house. And, by the way, it is much cheaper than buying an apartment in Moscow!
By the way, about energy efficiency. Save on thermal insulation and supply ventilation - overpay for energy and treatment from diseases (mold, microbes, viruses, and this is all due to the missing ventilation).
I spend less than 2,000 rubles per month for the maintenance and operation of your country house per month. And it is even cheaper than the service fee of a similar area in the city. From external communications I have only electricity, the total energy consumption from 2012 to 2017 (exactly 5 years) is only 29,000 kWh. On average, 7000 kWh per year (the first 2 years during construction, of course, the flow rate was less). And this is despite the fact that the house is heated constantly regardless of the presence of people in it. Just because it is even more economical than to disconnect the heating at the time of departure.
This is how accessible energy-efficient construction in our time looks. Therefore, do not believe the stories of neighbors and construction companies that you can build a house for 1 million rubles turnkey. For this money, you can only build a barn of manure and sticks, with an appropriate level of comfort.
