Let's come back to my house. A plot of 6 acres cost only 500 thousand rubles (much cheaper?), Another 1 million rubles for building materials was spent on the box. On engineering systems, all communications, finishing and furniture required 1.5 million rubles. Approximately 500 thousand rubles totally left the landscaping site. Total already 3.5 million rubles excluding work. Obviously, I built with my own hands I do not for beautiful eyes, so in material terms you can appreciate my work in 2 years in modest 2 million rubles.

Total, we get 5.5 million rubles - the construction budget of a modern energy efficient country house with an area of ​​72 square meters located on a plot of 6 acres. The house has a flat operated roof with a lawn, heating only with the help of a channel air conditioner, full-fledged supply ventilation, numerous comfort and automation systems. And, for sure, I also forgot something to count. And there is no point in the inner improvement at all, because one furniture with plumbing can cost as the whole house.

Is it possible to reduce this amount? In direct monetary terms it is impossible. First, now everything has become more expensive. Secondly, this calculation is minimized, based on the retail value of building materials. You can optimize the logistics of purchases and delivery, buy materials on promotions with discounts, as I did. You can still optimize the technology of work. This will allow several times to reduce the construction time. And time is money. That is, to build a house quickly and technology will eventually come out cheaper than guided by the principles "and so it will go" and "then finish".

Simple budget beam. If you want a modern country house with an area of ​​60-100 square meters on a plot of less than 10 acres, then your minimum budget begins from 6-7 million rubles. If you want a house of 150-200 square meters on a plot of more than 10 acres, then you should have at least 12 million rubles in your pocket. This is the minimum that you pay. If not immediately, for 5-10 years (construction stretches) you end up pay much more. Such is the real fee for the possibility of a modern energy efficient and comfortable country house. And, by the way, it is much cheaper than buying an apartment in Moscow!

By the way, about energy efficiency. Save on thermal insulation and supply ventilation - overpay for energy and treatment from diseases (mold, microbes, viruses, and this is all due to the missing ventilation).

I spend less than 2,000 rubles per month for the maintenance and operation of your country house per month. And it is even cheaper than the service fee of a similar area in the city. From external communications I have only electricity, the total energy consumption from 2012 to 2017 (exactly 5 years) is only 29,000 kWh. On average, 7000 kWh per year (the first 2 years during construction, of course, the flow rate was less). And this is despite the fact that the house is heated constantly regardless of the presence of people in it. Just because it is even more economical than to disconnect the heating at the time of departure.
